Getting Proper HIP Inspector Training


When you make an offer on a home, you have the right to have the home inspected. Although this right is completely voluntary and does not hinge on whether or not you will get approved for the sale, it is highly recommended and can save you a tremendous amount of money and energy to have an inspection done. HIP stands for Home Information Pack and is given to all prospective home buyers once they put an offer on a home. Choosing a career as a home inspector is a promising prospect as the supply and demand for home inspections, even in these tough economic times, are continuous. HIP inspector training gives you the ins and outs of what you can expect when choosing a career in this field.

A home inspector’s job is to see and report on what potential buyers do not see, or what potential sellers have not divulged in their contract or listing. In HIP inspector training you will learn how to spot structural damage in the foundation of a house, measuring and evaluating potentially damaging cracks and folds. Your inspection training will show you how to check for pests and rodents who can cause damage to the house structure. These pests include termites and carpenter ants. You will be taught how to measure whether or not the foundation of a house is level. This is especially important in older homes, when different products (like cinder blocks) were used instead of the foundation products used today.

It is your job as a home inspector to go over every nook and cranny both inside and outside of the home with a fine tooth comb. You need to measure the square footage of the house as well as the size of the property line. Pipes, electric and windows will be observed, measured and evaluated as well as the condition of the siding and whether or not it shows any sign of deterioration (from insects, rot or rust, if aluminum siding is used). Once your inspection is completed, you will write up a report with your findings. It is then up to the potential buyers to work with the seller regarding whether or not they want the seller to fix these problems, or if the price can be renegotiated based on the inspectors report.
